Project description
20 properties in the Green Voids programme had multiple improvement measures to include in total or in part fabric EWI / IWI, floor insulation, new windows, improved ventilation, heating PV and battery storage – Pre and post EPC & Air tightness testing – Judgement on gas boiler age and condition along with wiring is made at survey stage – A number of the properties have had MVHR units installed and extractor fans removed if they have had IWI carried out – Surveying function to provide whole house retrofit pathway for each individual property.
Project learning
Most properties in this scheme go from EPC D to B or A. Our commercial team carried out a cost exercise on replacing current EWI with 100mm instead of 80 mm that doesn’t cover low- and high-level vs IWI with MVHR etc. and both measures equate to around £20k.
Project innovation
We have previously delivered Green Void upgrades to 40 properties and through this project we learned that replacing floors in order to insulate them was not a cost effective option so on this project we did not replace any floors.
